The eviction data is different for each State and County, and should never be relied on for resident screening as a stand-alone product. The most important tool to use is still the credit report, due to the fact that Judgments, and Public records will be listed on them way before the Eviction Databases pick them up. Unlike Credit & Criminal information, Eviction data is only listed by Name, and not searchable by Social Security Number or Date of Birth, so if your applicant is John Smith, you will get about 6000 returns on that name. Now you can see why eviction data is the least in cost, due to the fact that it is hard to know if the "Hits" returned actually go to your applicant. I personally feel that the addresses listed on the credit report, the address on the applicants Drivers License, and the address listed on the check they gave you to pay for the application fee, are the best resident screening tool by far. These addresses will show you where the applicant has really lived, so you don’t just rely on the addresses they listed on their application. The addresses that appear on the credit report have been reported as least 2 times by a creditor, so you know the applicant has used that address for their mailing address. I would do an Internet search on those addresses to see what they go to, and if it is a apartment community, I would contact them to get a verification. I would also go over each address with the applicant and inquire as to why they did not list them on their application.
