If you use the Private Landlord credit and criminal search, you wont need an Eviction Search. If your applicant has a past eviction history, the credit report will have public records, collections, and judgments listed that would include a "Forcible Detainer", also know as an eviction.
If your applicant's current landlord were evicting them, that eviction would be too new to be listed in any public records or credit reports. This would also be the case if you pulled just a stand alone "Eviction Search". Our stand alone "Eviction Search" is used by the Landlords who have Section 8 properties, and are not allowed to pull credit on the applicant, because the City, State, or Government pays the rent, so they get the public records from the eviction search instead.
If an applicant is being evicted, they most likely will not list that address on the application. It is very important to get the address listed on your applicants drivers license, checks, and from the credit report, to see a true picture of where they have lived.
It has become common practice to ask for a copy of the applicants Cable or Power bill to make sure they are responsible in paying their utilities, due to the fact that in most cities the property owner will be held liable for any outstanding utility bill for the rental. Those bills will also list a current address. Use Google, and www.aptquick.com, to do a search on each address to see if you can contact their current and past landlords.
If the applicants current residence is listed in a city or county that has public records available on-line through the County Recorders office, you stand a good chance to see if a recent eviction or forcible was filed. Some Districts list the filings before the case actually goes before a Judge.
